Every Friday we re-run the same scenario: FHA streamline refi, $285,000 loan, 660 FICO, primary residence. If your existing FHA loan is from the 2023–2024 high-rate window and you've kept payments current, the FHA streamline is one of the cleanest refi paths in the market.

What we ran

Four lenders. One scenario. Same locks, same points policy. FHA streamline refi at 95% LTV, single-family single-family in Georgia, 660 FICO band, no co-borrower, no impounds. We quote APR with all lender fees rolled in — that's the only honest comparison.
