Why this matters now
Rocket Mortgage occupies a specific corner of the refi market in 2026, and pretending otherwise — calling it "great for everyone" or "always worth skipping" — wastes the reader's time. Rocket's pricing engine has to feed a national sales floor and a publicly traded parent — and that always shows up in the rate sheet.
Methodology
We pulled identical-scenario quotes from 4 lenders during the week of April 14–20, 2026. Same FICO band (760), same LTV (70%), same property type (single-family), same lock duration (45 days). Every APR includes points and lender fees rolled in. Where lenders refused to quote without a hard pull we used the most recent rate-table publication as proxy.

The contrarian read
Rocket's first online quote almost never reflects best pricing. Borrowers who push back, mention competing Loan Estimates, or ask the loan officer for a "pricing review" routinely come back with rates 0.125%–0.25% lower and origination fees waived or halved. Borrowers who don't push back pay full rack rate.
Verdict
Nobody refinances on a single quote. Rocket Mortgage should be in your shortlist if your scenario lines up with what they price aggressively. If it doesn't, the spread to the right specialist lender is real money.
