What we liked
- ✓Better wins every week — 8 of 8 pulls. The spread varies but the direction doesn't. This isn't a market-timing question.
- ✓Rocket's fee structure is the bigger gap than rate — Headline rate spread is 0.20%; APR spread (with fees) is 0.27%. Fees do a lot of the work.
- ✓Both lenders close in 21–22 days — If speed is your primary concern, the choice is a wash. The cost difference is the deciding factor.
What could be better
- !Better's no-LO model isn't for everyone — If you want a loan officer relationship, Rocket genuinely delivers it better. Some borrowers value that more than the dollars.
- !Better's underwriting is stricter — Clean W-2 borrowers love Better. 1099 or self-employed borrowers don't always get through. Rocket has more flexibility there.
- !Rocket's brand has servicing benefits — Servicing stays with Rocket; Better routinely sells loans. Some borrowers care; most don't.
The setup
Every Friday we re-run the same scenario: 30-yr fixed conventional refi, $400,000 loan, 750 FICO, primary residence. Most lender comparisons rely on a single snapshot. We wanted to know whether the spread between two of the biggest names is consistent — or whether the right answer rotates week to week.
How we pulled the numbers
This is a controlled scenario: $400,000 30-yr fixed conventional refi on a single-family in Texas, owner-occupied, 72% LTV, 750 FICO. Quotes captured February 24 – April 16, 2026. We requested formal Loan Estimates wherever a lender would issue one, and used published rate sheets where they would not.
Side-by-side rate comparison
| Week | Better APR | Rocket APR | Spread | Better Fees | Rocket Fees |
|---|---|---|---|---|---|
| Feb 24 | 6.41% | 6.69% | 0.28 | $0 | $2,895 |
| Mar 3 | 6.38% | 6.65% | 0.27 | $0 | $2,895 |
| Mar 10 | 6.35% | 6.62% | 0.27 | $0 | $2,995 |
| Mar 17 | 6.32% | 6.59% | 0.27 | $0 | $2,995 |
| Mar 24 | 6.34% | 6.58% | 0.24 | $0 | $2,995 |
| Mar 31 | 6.32% | 6.55% | 0.23 | $0 | $2,895 |
| Apr 7 | 6.31% | 6.62% | 0.31 | $0 | $2,995 |
| Apr 14 | 6.31% | 6.62% | 0.31 | $0 | $2,995 |
On this representative scenario, the spread between best and worst APR is 0.27 APR avg, 0.24–0.31 range — which compounds into roughly $22,500 avg lifetime delta over the life of a 30-year loan. Your numbers will not match ours exactly. The pattern, however, is what to watch.

Apr 27, 2026, 10:01 AMHELOC vs cash-out: we ran the numbers exactly like you did. HELOC won at our LTV but rates have to drop for it to stay there.
