  • Both lenders close in 21–22 days — If speed is your primary concern, the choice is a wash. The cost difference is the deciding factor.

Every Friday we re-run the same scenario: 30-yr fixed conventional refi, $400,000 loan, 750 FICO, primary residence. Most lender comparisons rely on a single snapshot. We wanted to know whether the spread between two of the biggest names is consistent — or whether the right answer rotates week to week.

How we pulled the numbers

This is a controlled scenario: $400,000 30-yr fixed conventional refi on a single-family in Texas, owner-occupied, 72% LTV, 750 FICO. Quotes captured February 24 – April 16, 2026. We requested formal Loan Estimates wherever a lender would issue one, and used published rate sheets where they would not.
